Hello!
And welcome
to a slightly different Property Investor PA newsletter!
There is so much going on at the moment that for this month I
thought it would be good to shake things up and have a change. So
instead of just one newsletter with a generic feature for the month,
each week I am going to share something I am up to with you and hope
you enjoy the change and the content.

I can’t tell you how much I am enjoying working with several
business owners at the moment who either want to move their business
to the next level or are simply struggling to make things work. Some
are property investors, some are in other businesses, and some are
entrepreneurs with property as part of their strategy. You will not
be surprised when I tell you that one of the common problems facing
all of them is the issue of cash flow.
In theory it’s not rocket science of course. There are 3 simple but
important steps in addressing cash flow:
1. Saving Money… on things you don’t need
2. Value For Money… on things you do need
3. Making More Money… to pay for the things you do need and
live life
However, what I have noticed is that they are all so focused on step
3 that they tend to overlook the significant difference to the
bottom line that can be achieved by giving more than a cursory
glance at the outgoings column of both their business and personal
finances.
It’s easy to criticize of course but when you are wearing so many
hats in running your own small business, you have to focus on
bringing home the bacon. The harsh truth is that sitting down
properly to really challenge yourself on every penny going out is a
luxury step that few actually get round to. Of course it is harder
to justify spend, and not taking action to reduce it, to someone
independent than it is to yourself!
Despite saying he had already saved all he could, I asked one recent
client to humour me whilst we had another look. Incredibly we
managed to trim almost £500 per month off his outgoings by
looking properly at steps 1 and 2 above. Unneeded expenses can be
things like unwatched TV packages, unread magazine subscriptions,
unused gym memberships, unnecessary IT costs etc. etc. Improved
value for money can be achieved by examining processes, redefining
strategies, reviewing marketing spend, and improved tax planning.
I am looking to cover the subject of cash flow as part of a
forthcoming teleconference in conjunction with my friend and fellow
investor and NLP Practitioner Trushant ‘Tee’ Bodani.

As a trained facilitator, one of the few things I miss doing in
corporate life is facilitating workshops. This is probably why I
find working with individuals to move their business forward so
rewarding. Steps 1 and 2 above are a necessary slog but the
enjoyable part starts when we move to step 3 and start brainstorming
different ways to increase income using an individual’s unique mix
of skills, training and experience. This is where some real light
bulb moments can come, linked not only to practical ways of
leveraging their time and skills, but also their passions – doing
something you enjoy and believe in is good; being able to go a step
further and monetize it is amazing!
It is my belief that in the modern world it is imperative for the
self-employed to look at more than one income stream – if not to
build and reach your financial and lifestyle goals, then at least to
protect what you have already built up. Were it not for adopting
this approach over a year ago I would probably be faced with
considering a J.O.B myself – now there’s a scary thought! LOL
