A Note From John

 

Hello!

 

And welcome to the final edition of the weekly summer version of the Property Investor PA newsletter. I really appreciate all the positive feedback from you to these summer editions. As a result I will certainly look to increase the number of editions going forward although weekly is probably pushing it – As you might have noticed, I’m no Agatha Christie LOL

 

Last week I shared with you my thoughts on how to learn new skills effectively, whether learning the piano like I am or learning to make effective calls to vendors to secure your BMV property deals. If you missed it you can read that article here.

With the kids back to school now and the persistent rain of the last few weeks, summer (what summer?) is all but gone and autumn seems very much upon us already despite it only being a week or so into September.

 

Our thoughts tend to turn towards the rest of the year and what we need to get done before another year has passed by. My wife, Steph, loves this time of year and really gets into her stride (as evidenced by the fact she has already started Christmas shopping – I KNOW!) But many people, me included, struggle with the darker shorter days. Whether you believe in S.A.D. (Seasonal Affected Disorder) or not, it is a bona fide medical condition brought on by lack of sunlight/daylight. I have already started using my ‘Lightbox’ in my office, which helps tremendously. They are very much like a mini sun bed though there are many different types. If you are wondering what one looks like you can click here to have a nose at mine.

 

I got to thinking about the negative influences we are surrounded by as I started my day. The weather – it was raining again - say no more. The morning news on the radio. It’s always so damn depressing; hence I expose myself to it as little as possible. But you would have to have been orbiting Mars to escape the constant focus on the credit crunch and looming recession. Bumped into the postman who handed me my property magazine and kindly advised me “Ooh you don’t want to be investing in property!”

 

Next I logged on to a property forum (not my pipaforum.com I hasten to add) to find one well-known lead seller hijacking a thread just to slag off his competitors. Surely if you claim to be professional and ethical you should live and prosper by your own merits and not by doing down others – it’s so wong.


First phone call of the day and it’s someone that owes my business money and is phoning to tell me there’s no hope of me getting it from him. Second phone call of the day is one of my team saying they had a minor injury over the weekend so will be struggling with their workload this week. I make an outgoing call next to chase up a property offer I was hoping would come off but the offer is rejected.

 

It's not long after 9.00 a.m. and I haven’t even left the relative safety of my own home yet! But you get the picture.

It was raining, which pleased my 6-year-old no end as he has been dying to get his wellies on again and be ‘allowed’ to walk in the puddles on the way to school – good fun!

 

The morning news bulletin ended with the fantastic news of the achievements of the UK paralympic team in Beijing. The interview with one of our paralympian gold medallists was inspiring. Next was the morning chat with the holiday postie covering for our normal chap. He went on to tell me about two houses on his normal round where the vendors had been trying to sell for so long and were desperate – thank you Mr holiday Postman J


I then logged on to the forum and connected with someone I hadn’t spoken with for far too long and I also picked up a useful piece of information that will help on a deal I am negotiating.  The phone rings and I have a long chat with the investor I was taking legal action against only to find the poor chap bought a lemon as one of his first deals and it has ruined him – as a result he’s lost everything, his home, his family, his credit record. I can’t go into detail for obvious reasons but legal action is certainly not the answer on this one. He is candid and totally up front about everything and we come to a payment agreement and discuss other ways to repay the debt. Amazingly he was upbeat and optimistic and determined to overcome his challenges and I found myself strangely inspired by his resolution and bravery in facing up to his responsibilities and challenges.

 

I then speak to one of my team who was clearly in pain but as bubbly as ever and its no big deal and we both know it will be no problem to work around things till she is in better health in a few days. She is always flexible and accommodating and it is nice to be able to reciprocate. Finally I deal with the offer rejection. But it works out great because I probed to find out the real cause of the rejection and it was a small concession I was happy to give. Result is a real win-win deal built on solid ground that I am far more comfortable will go through smoothly now.

 

<<<< So What’s My Point With All This? >>>>

 

Well put simply, it’s that what you focus on you get more of.
 

If you look for negativity and despair it is there in bucket loads. Equally if you want to succeed and achieve your goals, whether X number of properties, or X amount of equity or cash flow, to quit your job, to have financial freedom etc etc then focus on what you want and look for the positive, surround yourself with positive people and messages and see every blockage as an opportunity to move up to the next level towards your goals.

 

Light boxes are a useful tool for sure but the best tool we will ever have is our own mindset. But like any tool you have to learn how to use it properly and then to master it. Gurus and successful people the world over have demonstrated that achievement is 90% mindset and belief and 10% technique and ability.

 

Sounds easy eh? Back in the real world we all know its not, right? For most of us it is a matter of retraining our brain and there’s not exactly a class down at the local college for that. Two or three years ago I would have laughed at the suggestion that you can retrain your brain to become master of your own destiny. But I now know its totally possible because I’ve experienced it myself and am fortunate enough to associate with many others who have also learnt techniques and strategies to master their mindset to dramatically improve the results in their lives. It’s nothing short of incredible and transformational.
